Get my cash offer

Questions owners ask us

Short, straight answers to what owners ask us most: the price, the cash, your tenants, taxes, timing and your information.

Is your offer going to be a lowball?

We'd rather show our work than haggle. Our offer is the building's value, less the repairs it needs, closing costs and our margin, and you see each number before you decide. Check it against a broker or an appraiser. If listing gets you more and you can wait, list it.

Will you cut the price after I accept?

We price the repairs before we make the offer, from the walk-through, so there's nothing for us to discover later. The price only changes if the inspection finds something neither of us knew about, and then we show you exactly what it is and what it costs.

Do you really pay cash?

Yes. There's no bank loan behind our offer, so there's no loan approval to wait for and nothing to fall through. A title company or real estate attorney runs the closing, and the full price is wired to you.

What happens to my tenants?

Their leases stay exactly as they are, and they keep paying rent to the new owner. We don't contact them without your OK, and no sign goes up.

What about taxes?

We plan every deal with taxes in mind. Together with your CPA, we look for the deal structure that legally keeps the tax bill as low as possible, for you and for us.

Is my information safe with you?

Yes. We don't sell it and we don't pass it around. If we can't buy your building ourselves, we ask you first before we introduce you to anyone else.

How do you work out what my property is worth?

From what it earns, the way banks and buyers do. We take the yearly rent, subtract property taxes and running costs, and divide by the cap rate buyers pay for that kind of building. We also look at asking prices of similar buildings nearby and use the lower of the two. You see every line.

How fast can you close?

As soon as the title work and our inspection are done. If you need more time for a move, a tax year or an estate, you pick a later date.

Do you charge fees or commission?

No. There's no commission and no fee to us. As in any sale, you pay your own attorney and the usual seller's closing costs.

Do I have to fix or clean out anything?

No. Sell it as it stands: roof, AC, parking lot, empty units and all. The cost of the work is already in our offer.

We inherited it with family. Can you help?

Yes. Everyone sees the same number and the same math, which makes the family conversation easier. The price can often be agreed while probate is still open, and closing happens once the executor or trustee can sign.

Do you buy everywhere?

Yes, nationwide. Retail, strip centers and shopping centers are our specialty, and we look at every kind of commercial property. If yours isn't one we'd buy ourselves, we'll tell you straight and, with your OK, introduce you to a trusted local buyer or broker.

Do I have to accept your offer?

No. Take it, counter it or say no. There's no obligation and no pressure.

Who is Mamram Group?

We've bought and sold real estate since 2023, and today we buy commercial property directly from owners, for our own account. We're not a broker.

What happens after I ask for an offer?

We call you within one business day, look at the numbers and the location, ask for the rent roll and recent income and costs, and walk the building. Then you get a written cash offer.

Still have a question?

Start with the value. When you ask for an offer, we call you and answer anything the page doesn’t.
